We acquired this stabilized single-family home with a $33,000 initial equity investment, directly funding the purchase and utilizing creative financing to cover renovation costs. The total all-in cost for the project was $57,253.

The property is rented out for $1,195/month and is underwritten using the following assumptions:

4% vacancy
10% repair reserve
8% professional property management
Full coverage for insurance and property taxes

Based on these inputs, the asset generates $9,122 in annual Net Operating Income (NOI), producing a strong 16% capitalization rate.

Importantly, using the income approach to valuation, the property’s stabilized performance supports an estimated value of approximately $76,000, representing a 32% increase over our total cost basis. This gain underscores our ability to identify undervalued assets and unlock intrinsic value through strategic acquisition and operational improvements.
